Lake Norman Development | Davidson NCDavidson is about to get a project that’s… different.
Not just another neighborhood. Not just another mixed-use development.
Something that honestly doesn’t exist anywhere else in the Charlotte metro—and maybe not anywhere else in the country.

What exactly is Summit Farms?
Summit Farms is a
62-acre development in Davidson, expected to open in
spring 2027.
But calling it a “development” doesn’t really do it justice.
The concept is more like:
👉 A small European-style village
👉 Built around a
working organic farmAnd the team behind it? The same group that started
Summit Coffee in Davidson back in 1998.
What will actually be there?
This is where it gets interesting.
At the center of the project is a
10-acre farm that will grow food used on-site.
Around that, you’ll have:
- Grocery market + deli
- Wood-fired pizza restaurant
- Ice cream shop
- Bookstore
- Summit Coffee HQ + roasting facility
- Silly Goose Bakeshop (their in-house bakery brand)
Plus:
- Outdoor gathering spaces
- Walking trails + greenways
- Access through actual crop fields
This isn’t just a place you go—it’s a place you spend time.
Is there a residential component?
Yes—and it’s limited.
There will be
56 single-family homes in a section called
The Preserve.
- Located on ~50 acres
- Lot sizes from ~0.2 acres up to 1 acre
- Being marketed by Ivester Jackson
- Expected to start releasing this spring
This is not high-density. It’s designed to feel intentional and integrated with the land.
Why does this matter for Davidson and Lake Norman?
Davidson already has a strong identity.
- Walkable downtown
- College-town charm
- Tight-knit community feel
Projects like this elevate that even further.
When you add:
- A destination-style development
- Unique amenities you can’t find elsewhere
- A strong local brand behind it
You’re not just adding buildings—you’re adding
draw.
