Lake Norman Developer Is Back — But This Time, It’s a Much Smaller Bet
Lake Norman Development | Cornelius
Remember that $800 million resort proposal that got shut down near Lake Norman?
The developer is back—but the approach looks very different this time.

What was the original Lagoona Bay project?
Back in 2023, a developer proposed Lagoona Bay—a massive $800M resort concept near I-77 in Huntersville.
The plan included:
- A 10-acre freshwater lagoon
- Beach-style resort amenities
- ~270 acres of residential development
It was ambitious. It was high-profile.
And the community pushed back—hard.
Ultimately, the project was pulled.
What is being proposed now?
Fast forward to now, and the same developer is back—but with a much smaller vision.
The new proposal:
- 6.3-acre site in Cornelius (Sam Furr Rd & Mayes Rd)
- 45-room boutique hotel
- Spa component
- ~10 rental cottages
- Outdoor pool + courtyard space
This is a completely different scale.
👉 Less “destination resort”
👉 More “weekend getaway”
Where exactly is this happening?
The site sits east of I-77 in Cornelius—an area that’s been quietly growing.
That location matters.
It’s not the traditional lakefront luxury zone—but it’s one of the faster-developing corridors in the Lake Norman area.
Will the community support this version?
That’s still an open question.
There’s a required community meeting at Cornelius Town Hall (April 7th)—which will likely shape how this moves forward.
Given what happened last time, local feedback will matter.
A smaller project helps—but it doesn’t guarantee approval.
Why does this matter for the Lake Norman market?
This is the bigger picture most people miss.
Projects like this are signals.
When you see:
- Boutique hospitality proposals
- Rezoning activity
- Continued developer interest
It usually points to one thing:
👉 Long-term demand is building
And there’s a pattern:
- Rooftops increase
- Amenities follow
- More development comes behind it
This part of Cornelius is still evolving—but moves like this suggest it’s on that path.
So what’s the real takeaway?
The original mega project may have failed—but the demand behind it didn’t.
Now you’re seeing a more measured approach:
✔ Smaller footprint
✔ More community-friendly concept
✔ Still targeting growth in the same area
And that’s often how development actually sticks.
